US mortgage rules this calculator follows

Conforming loan limits

For 2026 the FHFA baseline limit for a one-unit home is $832,750, rising to $1,249,125 in high-cost counties (Alaska, Hawaii, Guam and the U.S. Virgin Islands have higher limits). Larger loans are jumbo loans with stricter rules.

Private mortgage insurance (PMI)

Conventional loans with less than 20% down usually need PMI. Under the Homeowners Protection Act, you can ask to cancel it at 80% of the original value, and it ends automatically when the balance is scheduled to reach 78%.

FHA mortgage insurance

FHA loans charge a 1.75% upfront premium (usually financed) plus an annual premium, most often 0.55% on 30-year loans with 3.5% down. With less than 10% down it lasts the life of the loan; with 10% or more it ends after 11 years.

VA funding fee

VA loans have no monthly mortgage insurance. A one-time funding fee applies: 2.15% first use or 3.3% later use with under 5% down, 1.5% with 5% down, and 1.25% with 10% down. Veterans receiving disability compensation are exempt.

Ability to repay

Lenders must verify you can repay under the CFPB Ability-to-Repay / Qualified Mortgage rule. Most lenders look for a total debt-to-income ratio around 43% to 50%, and a housing ratio near 28% to 31%.

Refinancing & taxes

A refinance makes sense when monthly savings recover closing costs before you sell (the break-even point). Mortgage interest on up to $750,000 of acquisition debt can be itemized; points on a refinance are usually deducted over the life of the loan.

Disclaimer: This calculator gives estimates using 2026 FHFA conforming loan limits, HUD FHA premium rules for standard loan amounts and VA funding fee rates. USDA fees (1% upfront guarantee, 0.35% annual) and PMI rates are typical market values, not guaranteed. Actual rates, mortgage insurance, taxes and closing costs depend on your lender, credit score, county and property. It is not a Loan Estimate or an offer to lend, and it is not financial, tax or legal advice.
