UAE rules this calculator follows
DLD transfer fee
Dubai Land Department charges 4% of the sale price. By law it is split 2% buyer and 2% seller, but in practice the buyer usually pays the full 4%.
Mortgage registration
For financed purchases, DLD charges 0.25% of the loan amount plus a AED 290 admin fee.
Trustee office fee
AED 4,000 plus VAT for properties of AED 500,000 or more, and AED 2,000 plus VAT below that. A fixed DLD admin bundle of about AED 580 also applies.
Loan-to-value caps (CBUAE)
CBUAE Notice 31/2013 sets the maximum loan for a first home up to AED 5M: 80% for expats and 85% for UAE nationals. Above AED 5M the caps are 70% and 75%. Second homes are 60% to 65%, and off-plan purchases are 50%.
Debt-burden ratio
All monthly debt payments, including the new mortgage, must stay within 50% of monthly income. The maximum loan term is 25 years.
Fees paid in cash
Since February 2025, banks can no longer add the DLD fee or agency commission to the mortgage. Buyers pay these fees in cash on top of the down payment.
Disclaimer: This calculator gives estimates based on Dubai Land Department fees and UAE Central Bank rules as published in 2026. Bank fees, insurance, valuation and service charges vary by lender and property. Other emirates have their own land department fees, so edit the values under Advanced. Always confirm the final figures with your bank and the DLD before you commit. This is not financial or legal advice.
